The site comprises the existing 1990s River Court building and the grade II* listed former Daily Express Building, the latter of which lies within the Fleet Street Conservation Area. The proposals comprise a new 21 storey building in the City of London which provides office space, retail units, cultural uses, publicly accessible roof terraces and enhanced public realm, along with the refurbishment of the grade II* listed Daily Express Building. Key considerations of the project were the impact in views, both short range and longer range from the south side of the River Thames, along with the direct and indirect effects on the Fleet Street Conservation Area.

We did a Built Heritage Assessment chapter and a Townscape and Visual Impact Assessment chapter as part of an Environmental Statement.

OUTCOME:

Gained planning permission in late 2021.
