The site was formerly occupied by Citicape House, which was demolished in 2020. The site is in the vicinity of a number of heritage assets, including the grade I listed Church of St Sephulchre. The proposed scheme consists of a 13 storey building which provides student accommodation and amenity space, flexible cultural / community spaces, a roof terrace, public realm improvements and a new pedestrian route through the site, which improves legibility and permeability in the area. Key considerations were how the scheme, located on a prominent site on a busy road, would appear in views, and the potential indirect effects on the surrounding heritage assets.
