This scheme for Berkeley Homes (SEL) Ltd modified the consented masterplan for this 11.9 hectare site, granted in 2018. It included updates to building heights and massing and landscaping. The masterplan comprises a residential-led (up to 4,905 units) mixed use development including commercial spaces, community facilities, and public infrastructure as part of this new urban neighbourhood. The development includes a new 1,000-place school built, two footbridges and a new West Ham Station entrance. The maximum height of buildings would be 39 storeys (increased from 34 storeys in the 2018 consent). Our team provided design development advice, and townscape, visual and heritage consultancy services on the project, having previously advised on the 2018 scheme. Key heritage sensitivities included the Three Mills Conservation Area and associated listed buildings, listed gasholders at Bromley-by-Bow, and the grade II* listed Abbey Mill Pumping Station.
