The Townscape Consultancy provided townscape and visual impact assessment advice for Project Flourish, a major mixed-use regeneration scheme at Kensal Canalside in the Royal Borough of Kensington and Chelsea. Brought forward by Ballymore and Sainsbury’s, the hybrid proposals will transform the former Sainsbury’s and utilities land into a new canal-side neighbourhood comprising homes, retail, commercial and community uses, extensive public realm and new connections across this strategically important Opportunity Area.

Our work considered the site’s prominent position alongside the Grand Union Canal, its role within the emerging Kensal Canalside Opportunity Area, and its visibility from surrounding streets, open spaces and transport corridors. TTC worked closely with the design team throughout the evolution of the masterplan, providing townscape and visual impact advice and preparing the Environmental Statement Townscape and Visual Impact Assessment to inform the planning application. The proposals seek to create a distinctive and sustainable new piece of city while responding positively to the character and changing townscape of this part of west London. The RBKC Planning Committee approved the scheme in November 2025.
