99 Bishopsgate, City of London

City of London

TTC have been involved with Brookfield Properties in the redevelopment of 99 Bishopsgate from the competition stages almost three years ago. We collaborated with a wider expert team on the formal definition of the proposed scheme at the northern edge of the City Cluster: understanding and mitigating its local and wider impacts on heritage and townscape during an extensive consultation process. On Friday, the City of London’s Planning Committee granted approval for this new 54-storey office tower of exceptional design quality combined with over 60,000 sq ft of vibrant and inclusive public and cultural amenities, set to transform the northern gateway into the City Cluster.

Designed by RSHP, the scheme will significantly enhance the experience for workers and visitors while demonstrating a strong commitment to sustainability. Vertical gardens and expansive terrace spaces will be visible in longer views towards the City Cluster from the north and west, defining a new feathered edge to its consolidated form.

The development will also introduce seamless new pedestrian routes, connecting Liverpool Street Station to the heart of the City. These routes will be animated by extensive landscaping, the City Market – a vibrant 7-day-a-week food and beverage destination – and Open Gate, a striking standalone 6-storey cultural building programmed to attract new audiences. Positioned at the junction of Old Broad Street and Wormwood Street, Open Gate reflects input from young creatives across London.
